I Sold My Own House This Fall. Here's What I Learned.

Front of a gray one-level ranch home with a covered front porch and two-car garage

This fall I sold my own home in Charlotte, a modern one-level ranch with a pool. It went on the market on a Friday morning. By that evening we had a full-price offer, with $1,800 in seller credits. We closed on September 9.

That weekend reminded me of something I tell clients every week: there are two markets right now.

In the first, homes that are priced right, move-in ready and well presented still sell fast. Buyers are out there, and they move quickly when a home checks the boxes.

In the second, homes that are overpriced or poorly presented sit. Every extra week on the market gives buyers another reason to ask for more.

If you’re selling, price for the market you’re actually in. If you’re buying, know which market a home is in before you write an offer. Either way, I’m happy to help you run the numbers.
