Do I need tax returns to qualify for a mortgage?
Not necessarily. Bank statement loans use 12–24 months of bank deposits to calculate qualifying income instead of tax returns. This is specifically designed for business owners and self-employed borrowers who write off expenses but have strong cash flow. DSCR loans for investment properties also require no personal income documentation at all.
What credit score do I need for a bank statement loan?
Most bank statement loan programs start at 640. A 640 credit score qualifies for up to 80% LTV, 660 for up to 85%, and 700 for up to 90% LTV. The specific threshold depends on the loan amount and property type.
Can I use crypto to qualify for a mortgage?
Yes. Bitcoin, Ethereum, and stablecoin holdings can be documented and used as qualifying reserves — not as collateral. The lender will apply a haircut (typically 70–80% of current value) and verify the holdings. This can satisfy reserve requirements and strengthen your loan approval.
What is a DSCR loan and who is it for?
DSCR stands for Debt Service Coverage Ratio. It's an investment property loan where qualification is based on the rental income of the property — not your personal income. If the monthly rental income covers the mortgage payment (DSCR ≥ 1.0), you can qualify. No W-2 or tax returns required.
How fast can I close a bank statement loan?
Typical close time is 21–30 days from complete application. The key is getting all bank statements organized upfront. We've closed in as few as 14 days for well-prepared borrowers.
Do you work with real estate investors buying Airbnb properties?
Yes — this is one of my specialties. Short-term rental (STR) DSCR loans use projected Airbnb/VRBO income to qualify the property. I use comparable rental data and market analysis to project qualifying income even for a new STR property.
